Maintenance Notice Our pool maintenance team services the home every Monday between 9 AM and 12 PM. They remain on the back patio while cleaning the pool and typically complete their work within 20–30 minutes. A landscaper also visits every two weeks to maintain the lawn, plants, and backyard, helping keep the outdoor space clean and well-kept. We may make an exception for a small gathering you may like to have. There is an $150 event security deposit fee.

Welcome! We’ve worked hard to make this home a beautiful retreat for ourselves and our guests. To ensure a smooth stay, please follow these house rules: The Essentials • Occupancy: Only registered guests are permitted. Unauthorized visitors will result in immediate eviction without refund and a $25 fee per guest. • Liability & Pool Safety Agreement: Swim at your own risk. Our pool depth ranges from 4 ft to 11 ft; please be aware that there is a significant deep end and no lifeguard on duty. For the safety and maintenance of the facility, no food, beverages, or small items (such as coins or small toys) are allowed in the water at any time. Children under the age of 16 require constant adult supervision while in the pool area. By booking this listing, you acknowledge and agree that you are swimming at your own risk; any accidents, injuries, or incidents that occur during your stay are your sole responsibility, and you agree that the owner and host shall not be held liable for any such occurrences. • Quiet Hours: 10 PM – 7 AM daily. Please be respectful of our neighbors. • Smoking and vape: Strictly prohibited inside. A $500 fee applies for violations or found evidence of smoking inside. If smoking outside, please dispose of properly. • Check-out: 10 AM sharp. Late check-outs without prior approval incur a $50 fee per half-hour. Care & Maintenance • Trash & Recycling: Sort waste into the correct bins (Green: Trash, Blue: Recycling, Yellow: Cardboard). Failure to sort results in a $100 fee. • Septic System: Do not flush anything other than toilet paper (no wipes, feminine products, or food). • Damages: Report any breakages immediately. Guests are responsible for repair or replacement costs. Pets: Strictly are not allowed under any circumstances and can result in a $500 fee. • Security: Do not tamper with cameras or smoke alarms ($200 fee). Compliance & Safety • HOA & Fireworks: No fireworks allowed. Violations result in $1,000 in combined fines. • Liability: Homeowners are not responsible for accidents, injuries, or lost valuables. By booking, you assume all risks. • Negligence: If your actions cause future booking cancellations, you will be billed for that lost revenue. Enjoy your stay!
